Real Estate Sales and Purchase Price Trust

What risks are involved in a real estate sales and purchase?

  1. Risks faced by the buyer: Seller may be subject to one house with two sales, seller unwilling to cooperate in the procedure of cancellation of original pledge, buyer already pays the sales and purchase price but the court places a lien on the real estate before the ownership of the real estate is registered etc. 
  2. Risks faced by the seller: Already completed the real estate ownership transfer registration, but the buyer fails to pay the final payment for the delivery of house etc. 

Who should apply for the real estate sales and purchase price trust?

  1. Buyers who are worried about the payment of sales and purchase price cannot result in the successful obtaining of the real estate ownership transfer registration. 
  2. Sellers who are worried about the real estate ownership transfer registration to the buyer without successful obtaining of the sales and purchase price amount. 

What does “Real Estate Sales and Purchase Price Trust” mean?

  1. The real estate buyer and seller are the settlor of the trust contract, and our bank is the trustee. Both the buyer and the seller agree that prior to the real estate ownership transfer registration, the buyer submits the “sales and purchase price amount’ required to be paid to the seller according to the contract to the “Trust Designated Account” of our bank for management. Once the real estate ownership transfer registration is complete, both the buyer and seller then jointly follow the instructions of our bank to submit the “sales and purchase price amount” to the seller.

To apply for the service, please proceed to any operating unit of our bank with the following documents:

  1. A photocopy of the real estate sales and purchase contract. 
  2. An original copy of the ID certificate of the settlor. For new customers of our bank, please provide a second identity proof document, such as national health insurance card.
